A true walkable borough core

The downtown is a traditional grid centered at Gay and High Streets, with the Chester County Courthouse, county offices and the borough's commercial blocks within a compact walking radius. PA 3 — West Chester Pike — actually begins here as a one-way street pair.

The county seat

Chester County government is based in the borough, and the 1846–48 Chester County Courthouse designed by Thomas U. Walter sits downtown. That concentration of civic and institutional use is a real part of what the borough feels like day to day.

The mailing address goes much further

ZIPs 19380 and 19382 reach into surrounding township territory including West Goshen and the Marshallton area. Housing outside the borough is generally more suburban in layout — detached homes on larger lots rather than the borough's tight grid.

What are property taxes like in West Chester?

A Chester County property tax bill generally combines three separate taxes — county, municipal and school district — applied to the county assessed value of that individual property. Assessments, exemptions and millage rates differ by property and are set each year, so the only reliable number is the one for the specific address. What you'll actually find in West Chester

Inside the borough you are largely shopping older, close-together housing on a street grid — rowhomes, twins, historic detached homes and converted or newer condominium and townhouse units. Outside the borough line, the same mailing address covers suburban detached housing and planned townhouse communities on larger lots. A West Chester address can be in four different school districts

West Chester Borough is served by the West Chester Area School District, but parts of the surrounding West Chester mailing area fall in the Downingtown Area, Unionville-Chadds Ford or Great Valley districts depending on the township. WCASD publishes an official attendance and boundary map tool specifically because of this. School assignments should always be verified for the specific property being considered.
