East Passyunk Avenue, South Street, Passyunk Avenue and the Italian Market on 9th Street each anchor different parts of the area.
SEPTA's Broad Street Line continues south through the district with stations including Ellsworth-Federal, Tasker-Morris, Snyder, Oregon and NRG at the stadium complex.

Centered on East Passyunk Avenue, a diagonal commercial corridor cutting through the grid, with mostly two-story rowhomes and steady renovation activity.

South Philadelphia covers several ZIP codes and dozens of named neighborhoods; a ZIP code does not identify which neighborhood a home is in.
South Philadelphia is rowhome country: mostly two-story attached homes on narrow lots, with three-story homes closer to Center City and pockets of newer construction throughout. A handful of areas, notably Girard Estate, contain detached and twin homes with yards, which is unusual for the district.
SEPTA's Broad Street Line runs north–south through the district, with numerous SEPTA bus routes on the east–west avenues. Confirm current service and station locations with SEPTA.
Parking genuinely varies block by block. Some homes have driveways or garages, many do not, and residential permit parking rules are set by the Philadelphia Parking Authority. Check the specific block, not the neighborhood reputation.
Philadelphia bills one citywide Real Estate Tax on the assessed value set by the Office of Property Assessment, so what you pay depends on the individual property's assessment and on any programs it qualifies for — the Homestead Exemption, LOOP, or a remaining tax abatement. There is no single “neighborhood tax rate,” so always check the actual property.
The local detail people miss
Price per square foot moves quickly across South Philadelphia. When I run comps here, I stay tight to the immediate blocks rather than the broad area — the difference is often significant.
Philadelphia schools are assigned by address through the School District of Philadelphia, and the city also has charter, magnet and citywide-admission options. Confirm the catchment and any eligibility for a specific address with the District before you rely on it.

Range of price points in one district
Because the area is large and varied, entry-level rowhomes and heavily renovated homes exist within the same district.
Broad Street Line access
The subway runs the length of South Philadelphia and connects directly to Center City.
Distinct commercial corridors
Several separate business corridors serve different parts of the area rather than one central strip.
Area choice drives everything
Housing type, parking, price and inventory all shift between South Philadelphia neighborhoods. Choosing the area first makes the search work.
Older rowhomes need real inspection scope
Much of the stock is old attached housing — roofs, party walls, plumbing and electrical deserve full attention.
Flipped homes vary in quality
Renovated rowhomes are common. Permits and workmanship, not finishes, tell you which renovation was done properly.
