Upper Chichester, Lower Chichester, Marcus Hook and Trainer each run their own local government while sharing the Chichester School District, so taxes and rules differ across the area.

Near the Delaware line

This is the southern end of Delaware County, close to the state line and to I-95 — a practical location for anyone commuting toward Wilmington as well as Philadelphia.

Entry pricing that draws first-time buyers

Pricing here is generally lower than in northern and western Delaware County, which is why many first-time buyers start their search in this area.

Understanding the Chichester Area

"Chichester" describes a school district area, not a town. Listings in this part of Delaware County can carry several different mailing names, so the municipality behind the address is what actually matters.

  • Upper Chichester Township

    The largest municipality in the area and the one that contains the Boothwyn community.

  • Lower Chichester Township

    A separate, smaller township closer to the river, with its own government.

  • Marcus Hook Borough

    A riverfront borough with its own government, served by the Chichester School District.

  • Trainer Borough

    Another small riverfront borough in the district, separate from both townships.

  • Boothwyn

    A community within Upper Chichester Township — a mailing and place name, not a municipality of its own.

ZIP 19061 is a particular trap: its default mailing city is Marcus Hook, but it also covers parts of Bethel and Concord Townships served by the Garnet Valley School District, where residents commonly use the alternate "Garnet Valley, PA 19061" address. A 19061 ZIP does not tell you the district.
